How to Play Monopoly Deal

A quick-fire card game where you collect properties, charge rent, and outplay your opponents. Most games take 10–15 minutes.

Objective

Be the first player to collect 3 complete property sets of different colors. Each color has a specific number of cards needed to complete it (e.g., Dark Blue needs 2, Green needs 3).

Setup

  • 2–5 players
  • Each player is dealt 5 cards face-down
  • Remaining cards form the draw pile in the center
  • No money or properties start on the table

On Your Turn

  1. Draw 2 cards from the draw pile (5 if your hand is empty)
  2. Play up to 3 cards — to your bank, property area, or as actions
  3. Discarddown to 7 cards in hand if you're over the limit

You may choose to play fewer than 3 cards, or none at all.

Card Types

Money Cards

Placed into your bank. Used to pay rent or debts. Values range from 1M to 10M.

Property Cards

Placed in front of you to build sets. Each belongs to a specific color group.

Wildcards

Multi-color property cards that can count toward any of their listed colors. Can be moved between your sets on your turn.

Rent Cards

Charge rent to other players based on properties you own in the matching color. Some wildcards let you pick any color.

Action Cards

Special cards like Sly Deal (steal a property), Forced Deal (swap properties), Deal Breaker (steal a full set), Debt Collector, and more.

Payment Rules

  • Pay from your bank or properties on the table — never from your hand
  • No change is given — if you overpay, the excess goes to the other player
  • Properties used as payment go to the recipient's collection, not their bank
  • If you have nothing to pay with, you owe nothing

Special Cards

Just Say No

Cancel any action played against you — including another Just Say No. Can chain back and forth.

House & Hotel

Add to a complete property set for bonus rent. House must come before Hotel. Worth 3M and 4M respectively.

Double The Rent

Play alongside a Rent card to double the amount owed. Counts as one of your 3 plays.

Winning

The first player to have 3 complete property sets of different colors on the table wins immediately. The game ends as soon as the winning condition is met — even mid-turn.
